The initial design conference meeting(s) will be to completely define your dream home. The footage will determine the cost more than anything else and should be the first consideration. How many stories and what exterior style and finish material needs to be defined. Each room should be discussed to determine the size, raised ceilings, flooring or any other features. The first factor in determining room locations is what view they will have. If there is a stunning rear view only so many rooms can take advantage of then these rooms need to be defined. A stairs if any often has expectations that go with it whether it is the railing, finish or location. If it is viewed as more of a functional need then a location requiring less expense in finishing than a foyer might be considered. Will the house be open concept so that the family room, breakfast and kitchen are open to each other. All aspects of the kitchen should be defined. Especially if there will be an island and all appliances and their locations. It is often helpful to know what the current kitchen cabinet footage is to ensure equal or greater cabinet footage. Does there need to be a private desk area off the kitchen for paying bills. Would a backpack, hobby or sports storage area with cabinets off the garage be helpful. All features of the utility room including a built in ironing board need to be considered. If there is a pool does there need to be a pool bath or can the powder room be located near the rear. Is the master bath to be more functional or luxurious or something in between. How many bathrooms. Will there be a game room, study, hobby room or other rooms not considered a given. Are art niches or ledges desired. This is a minimum necessary to start a design drawing.
The next guide is involving the adustment of the reflection on light. Light has a powerful influence on humans. Indeed, in areas that see little natural light during the winter months, Seasonal Affective Disorder (SAD) is not unusual. This disorder brings feelings of depression, along with weight gain, daytime sleepiness, social withdrawal and lethargy. If you have suffered from SAD in the past, or if you're moving to a place with long, cloudy winters (such as the Pacific Northwest), it is smart to add skylights to your custom house plan in order to maximize the natural light in your home. Heck, even if you've never felt sad on a cloudy day, skylights are smart because they reduce the need for artificial light and provide as much as 30 percent more light than vertical windows. Natural lighting should also be figured in the floor plan design in a custom home plan. As an example, if you want to enjoy natural morning light in your dining nook, it would be wise to face the nook east, where it will catch the morning sun. It's also wise to think carefully about how electrical lights in your home will facilitate comfort. For instance, a custom home designer would suggest installing bright task lighting for kitchen countertops to facilitate food preparation. Lighting can also create a mood - for example, dimming sconces in the bedroom can create a sense of romance or peace.
The next thing you should do is to zoom in on the details. A complete set of custom home plans will include enough information to facilitate construction. Contractors must be able to quickly find details on dimensions, materials, and building techniques. Unclear floor plans will bring all sorts of problems. Expensive errors often occur because contractors can't read or find the necessary details on a set of custom home plans. The last thing you want is a carpenter or plumber making guesses as to what your custom home designs intend. Work with an architect that includes plenty of construction details on the home plans.
